PPMI has spent the last 25+ years specializing in the management of Affordable Housing, in particular LIHTC Multifamily Projects subsidized through the Section 42 Tax Credit. Those duties include overseeing all employees, day to day operations of the properties, creating of budgets, monitoring of financials, accounts receivable, accounts payable and compliance with all state and local agencies. This is a niche industry in which projects require knowledge of necessary requests from limited partners to financing agencies to state housing authorities. We have developed a strong reputation within the industry due to our continued focus on excellence that shows in the success of the properties we manage.
Within the Affordable Housing marketplace, compliance of the tenants that live within the projects is of the utmost importance. While managing our 4500 units within 8 different states, we have gathered invaluable knowledge in dealing with those State Agencies. That is applied daily as we continue to keep all properties in compliance and investors at ease. Along with that we require specific training for each on-site Property Manager to encourage continual growth and push to understand the ever changing landscape of the industry.
Simply, PPMI takes a hands-on approach with our properties. Although they span a large geography we take time to visit in person, meet with on-site staff, talk to tenants and do a general overview of all that is happening.
